New from the dealer requires the home to be ordered and waiting for delivery if the home is not already constructed, then delivered, set up, connected, permanently fixed, and turned into a real estate property on your homesite. We treat these loans similar to new construction, and they require draws, inspections, and a more involved process we would love to help you with.

Use your existing land that is paid off, with a loan balance, or buy land you find and roll it into the loan simultaneously. Our VA One-Time Close and VA Two-Time Close Construction loans help you accomplish your goal and take advantage of your VA Benefits.

Buying an existing home already set up on land you’ll own at closing is a standard VA home purchase. When looking to buy a double or triple-wide manufactured home, make sure the tongue and axels are removed, it’s permanently fixed to the land; the land is not rented or leased, not on family/friend land, in a mobile home park, or built before June 15, 1976, to qualify for traditional mortgage options.

Additionally, suppose you want to Renovate the home you want to buy simultaneously. In that case, this is possible through our VA Renovation program or other in-house portfolio renovation loans.
