Rates change daily depending on market conditions. While you can search online and see banks offering daily rates, many factors are not included in this pricing. Most lenders show rates that are not available without paying points or having the highest credit scores.

Some banks offering these low teaser rates online do this to try and pull you in without disclosing points are being charged until you are almost ready to close your loan. They hide these factors in small print at the bottom, or sometimes, they leave it off entirely. This is a trick we don't participate in.
